Failure to plan is a plan to fail”.

Successful projects begin with a solid plan and specifications to assist in the construction process and make clear the expectations for the finished product.

As self-performing contractor, we understand the codes and the construction process and how the project design and specifications impacts both the upfront and long term the costs of the project. This provides us a unique perspective that allows us to work effectively in a design and consulting capacity.

Many of our designs are very utilitarian and involve only functional aspects of a site, others include highly developed detail and complex design and finishes. Our design expertise includes:

  • Custom Pavements
  • Stormwater management systems
  • Patios, pavilions, and entertainment areas
  • Custom wall systems
  • Parking lots

We work with our clients to establish and clearly understand the project goals. During the design process, we consider any number of variables depending on the project including:

  • Primary use and purpose,
  • Unique site considerations
  • Budgetary goals
  • Property character as well as the character of the neighborhood,
  • Codes and requirements,
  • Work flows/traffic flows,
  • Safety considerations,
  • Capacities and requirements,
  • Maintenance levels

From there we develop the projects:

  • Functional specifications,
  • Maintenance levels and useful life expectancy
  • Concept sketches,
  • Finishes schedule,
  • Planting schedules,
  • Budget estimates and priorities,
  • Final design
  • Construction drawings
  • As Built Drawings

We work with our suppliers and product manufacturers and when necessary civil engineers or architects to provide us with certified plans.

Our design team is able to work in different capacities including:

  • Design/spec for bid,
  • Design-build, or
  • Design-build-maintain contract structure.
